Privacy Policy

This Privacy Policy describes how MB & Co Ventures LLC (“we,” “us,” or “RentersProof”) collects, uses, and protects information when you use the RentersProof mobile app and the rentersproofapp.com website (together, the “Service”). We built RentersProof to protect renters, and that posture extends to your data: we collect what we need to run the Service, we tell you who else touches it, and we do not sell it.
The Service is intended for renters in the United States.
Information we collect
We collect the following:
- Account and profile details you provide: your email address, and optionally your first name, the state you rent in, your address, lease start and end dates, monthly rent, and deposit amount.
- Content you create: lease documents you upload, photos you take of your home (which may include embedded metadata such as the date a photo was taken), inspection notes, questions you ask, and the records you assemble.
- Subscription status: if you subscribe to Pro, the app store processes your payment and we receive your subscription status through our payments provider. We do not receive or store your full payment card details.
- Usage and device information: basic, largely technical data that helps us keep the Service reliable and secure, such as app version, device type, and error diagnostics.
- Website information: if you join our launch list or contact us through the website, the email address you provide.
How we use your information
We use your information to provide and improve the Service: to decode your lease, store and organize your documentation, answer your renters’-rights questions, assemble your records, manage your subscription, keep your account secure, and communicate with you about the Service. We do not sell your personal data.
How your lease and questions are analyzed (third-party AI)
Three features rely on a third-party AI provider, Anthropic (the maker of Claude), to work: lease decoding, the renters’-rights Q&A, and the AI analysis of your home’s condition. When you use them, the relevant content is sent to Anthropic, which processes it and returns the result you see. This only happens when you choose to use those features.
What that means:
- Lease decoding sends your lease document text to Anthropic to identify and explain clauses.
- The Q&A sends the question you type to Anthropic to generate an answer.
- The condition analysis sends the photos you take of your home to Anthropic to assess their condition.
- This content is processed under our data agreement with Anthropic, and we do not permit it to be used to train AI models.
If you would rather not have content processed this way, you can choose not to use these features.
Who else handles your data
We share information only with service providers that help us operate the Service, under agreements that require them to protect it and limit their use of it to providing services to us. We require these providers to offer protection for your data consistent with this policy. They fall into these categories:
- AI analysis: Anthropic, our third-party AI provider, as described above.
- Hosting, database, authentication, and file storage.
- Subscription management, together with the applicable app store (Apple App Store, Google Play).
- Product analytics and reliability monitoring.
- Email delivery, including account email and the website launch list.
We may also disclose information where required by law, to protect rights and safety, or in connection with a business transfer. We do not sell your personal data to advertisers or data brokers, and we do not share it with third-party AI other than as described above.
Your content belongs to you
The photos, documents, and records you create remain yours. You can export everything you have stored, and you can delete your account at any time from within the app (Settings, then Delete account) or by emailing us. When you delete your account, we delete or de-identify your content within a reasonable period, except where we must retain limited information to meet a legal obligation.
Your privacy choices and rights
- Consent: using the AI features is your choice, and you can withhold or withdraw consent by not using them or by deleting your account.
- Access and deletion: you can export your data and delete your account in the app, or contact us to request access to or deletion of your information.
- State privacy rights: depending on where you live (for example, California under the CCPA/CPRA, and other states with similar laws), you may have rights to access, correct, delete, or limit certain uses of your personal information, and to not be discriminated against for exercising them. We do not sell personal information. To exercise any right, contact us at the address below.
Data retention
We keep your information for as long as your account is active or as needed to provide the Service. After you delete your account, we remove your content within a reasonable period, except where retention is required by law.
Photos and metadata
Photos you take can carry embedded metadata, such as the date and sometimes location of capture. We store this with your photos so your records are more useful, and we describe it honestly: in any record we generate, photo details are reported according to embedded metadata, not as an independently verified timestamp.
Security
We use reasonable technical and organizational measures to protect your information. No system is perfectly secure, but we treat your records with the care a renter’s evidence deserves.
Children
The Service is not directed to children under 18, and we do not knowingly collect personal information from anyone under 18.
Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the “last updated” date above and, where appropriate, notify you in the Service. Continued use after a change means you accept the updated policy.
